The Service
The home inspection will be conducted on the property to meet or exceed the Standards of Practice of the Canadian Association of Home & Property Inspectors. A home inspection is a visual review of the readily accessible systems and areas of the home.  This review is conducted in an objective manner in order to determine whether each system or component is performing the basic function it is intended to perform.

The inspection process begins on the exterior with a thorough review of:
the roof, foundation above grade, exterior finishes, penetrations through the exterior walls, decks and landings, lot grading, and garage.

And continues on the interior of the home with:

the roof, attic, and visible insulation, walls, ceilings, floors, windows and doors, foundation, basement, and structure; the heating and air conditioning systems (ambient temperature conditions permitting), plumbing and electrical systems, kitchen, bathrooms and laundry.

A typical inspection will take between three and four hours to complete  and will provide you a wealth of information to assist you in making a sound purchase decision.

Your Involvement
Your involvement in the inspection process is encouraged.  Being present enables you, to achieve a better understanding of the inspection findings and affords you an opportunity to get an in-depth view of the property you are purchasing. Being present also enables you to benefit from our educational tour with regard to the maintenance and upkeep of your future home.

All the visible conditions regarding defects or maintenance issues that are noted during the inspection are recorded and outlined within our report system for your reference.

Limitations
All or part of the inspected systems and areas may be subject to certain restrictions that affect the thoroughness of the inspection.  The Superior report system indicates the limitations affecting each property/situation at the beginning of each section.

Our findings, which include suggestions concerning repairs and maintenance, and when possible estimates of cost to replace or repair, are reported in an easy to understand on-site printed report with maintenance recommendations describing the home and building components in great detail.
